Being Your Own General Contractor in Denver
The building department regulations in Denver require that you either hire a contractor to oversee all of the work or you do all of the work yourself. That's correct, you must physically do all of the work yourself if you don't have a GC. You can have one designated helper but that person cannot be paid.
However, there is an exception if you can justify it. You can write a letter to the Denver Chief Building Inspector and ask to act as your own general contractor. There are several points that you need to address:
- You are living in the home and planning to remain the homeowner.
- You are qualified and have knowledge of the building and inspection process.
- You are requiring general liability insurance from all of your subcontractors.
Finally, it is important to make sure that you truly are qualified. In most cases it is a wise choice to hire a general contractor but if you have the knowledge this opens up some possibilities.
