Wind or Fallen Tree Damage Report by a Structural Engineer

Unfortunately, we are experiencing some high winds as the year ends. Although structures built in the last 20 years should have been designed to withstand a 90mph wind gust or higher in some areas along the front range it doesn't protect the structures from falling trees or other forms of wind damage. There are of course many structures built prior to the building codes that may not be able to withstand the high winds.

If your structure is damaged from these high winds or anything else (fire, snow, water, soil movement) you may need a structural engineer to inspect the structure to determine if it's safe and what repairs are needed.

Denver Duplex Coming Soon!

We are in the final stages of construction drawings for a new duplex which will be going up at 35^thAvenue and Quivas Street here in Denver. It is a great plan with a spacious bedroom and recreation room with wet bar in the lower level.

The main level of each unit has a very flexible and open plan. The kitchen has a large island with space for plenty of seating and entertaining. The 40” gas fireplace adds ambience and is viewable from both the kitchen and great room.

The upper level consists of a master suite with fireplace and 10 foot ceilings. The master bath has a large glass shower and soaking tub along with plenty of vanity space and high windows to let in light while maintaining privacy. The master closet has a niche that is perfect for storing suitcases or formal wear. There is also another spacious bedroom with bath. Finally the laundry is centrally located on this level.

Go up the stairs one more level to access the home office which commands 270 degree views of Denver. There is also a rooftop deck that is perfect for working lunches, entertaining or relaxing anytime.

2009 Code Update: Live / Work Units

Typically, structures built for commercial use must conform to the International Building Code (IBC). Residential structures (single family homes, duplexes and townhomes) must conform to a similar, but separate set of standards, the International Residential Code (IRC). Prior to the 2009 I-codes, using a residential structure as business such as the hair salon pictured was a grey area subject to the judgment of local building officials.

Section 419 of the 2009 IBC allows for the mixing of residential and non-residential uses for one and two family dwellings (and townhouses) built under the IRC.

The limiting factors of a residential structure’s ability to be classified as a live/work unit are as follows:

1. The live/work unit is permitted to be a maximum of 3,000 square feet.

2. The nonresidential area is permitted to be a maximum 50 percent of the area of each live/work unit.

3. The nonresidential area function shall be limited to the first or main floor only of the live/work unit

4. A maximum of five nonresidential workers or employees are allowed to occupy the nonresidential area at any one time.

If the unit meets the requirements of Section 419 the residential use and non-residential use portions of the unit do not need to meet the separation requirements of Section 420 and 508. The non-residential portion may not be used purely for storage. The intent here is to not allow folks to rent their living rooms as a storage locker. Storage related to the non-residential function of the unit is permitted provided that it is 10% or less of the non-residential space.

Students at Platte Canyon High School Build Habitat for Humanity Wall Sections for Kindness Week

Juniors and Seniors at Platte Canyon High School in Bailey, Colorado built wall sections for the Blue Spruce Chapter of Habitat for Humanity last Friday for their annual Kindness Week in honor of Emily Keyes and the other victims of the hostage crisis that took place at the high school three years ago. The event was the kick-off for the weekend memorial activities which also included Emily's Parade, Motorcycle Ride & 5K Run benefiting the I Love You Guys Foundation. The walls framed by the students will become the third duplex to be built by the local chapter of Habitat for Humanity on South End Road in nearby Kittredge, Colorado. Construction will start on the house in the Spring of 2010.

The students were broken up into three different groups that were phased throughout the day. The affirmative chants of "Can we build it? YES WE CAN!" from the popular cartoon Bob the Builder were heard from the students as they completed over 100 wall sections by the end of the day. The three groups of students, the adult volunteers, the school staff and the staff of the Blue Spruce Habitat for Humanity then came together when the walls were completed to celebrate their progress and their kindness in giving back to the local community. The day's festivities were closed "graduation style" with some heartfelt words and the throwing of hardhats into the air, in lieu of graduation caps.

EVstudio completed the plans for the duplex currently under construction for the Blue Spruce Chapter of Habitat for Humanity on South End Road in Kittredge, Colorado. Elicia Ratajczyk from EVstudio is the Chair of the Construction Committee for the Blue Spruce Chapter of Habitat for Humanity and was present at the Kindness Week Event as an adult volunteer helping the students layout and put together the walls. She also gave her time prior to the event drawing the "volunteer friendly" framing diagrams for each of the walls that were built at the event.

Fantastic Finishes on a Contemporary Denver Duplex

The speculative duplex that we designed for Mike Magner at Kate Bohen is just about complete. Beth Freeman and I swung by last week to check out the finishes that the owner's selected. They really look great and I wanted to share some of the pictures.

While we were there Kate mentioned that they are almost ready to come by our office to start designing the next project.

EVstudio’s Denver Duplex Designs are Being Purchased, Even in a Challenging Real Estate Market

I spoke with a couple of our clients this week, both of whom constructed for sale speculative duplexes in Denver. The duplex on Logan has closed one side and the other is under contract. The duplex by Sloan's Lake isn't complete but they already have a contract on one of the sides.

We're very happy to be a part of these projects and to see them succeed in a market that can be challenging. It is very important in a speculative real estate investment to create a quality design and floor plan that is appealling to likely buyers.

We received this letter of recommendation today from Phil Miller, the Operations Director at Blue Spruce Habitat for Humanity. They're currently building the duplex that we designed for them. They provide a great product for the foothills community and we're very pleased to be associated with them.

Magner Investment Duplex Ready for Stucco

The Magner Investment Duplex on Lowell between 23rd and 24th is almost ready for stucco. This is in Sloan's Lake but outside of the area that was downzoned. This portion of the neighborhood is quite a mix of styles including old duplexes and flat roof buildings.

It looks like there are a few changes to the design that were made in the field so I'm interested to see how it turns out.

Blue Spruce Habitat for Humanity Duplex Plans

I attended a meeting of the newly re-formed Building Committee for Blue Spruce Habitat for Humanity last night. We talked a lot about the issues that they've had in the past with Architects and their drawings.

They hadn't seen the set that we just completed but I'm sure it will be a pleasant surprise after seeing what our competitors do. The set has been submitted to Jefferson County and they will begin building it March 2009. I plan to stick with the committee to continue to refine the great housing that they are building.
